Present Market Conditions
Mortgage rates barely reacted to last week’s Consumer Price Index (CPI) report, which showed that inflation rose more than was expected, and ended the week essentially unchanged. Mortgage rates usually move higher after an unexpected increase in inflation. This time they did not.
Expectations
Minneapolis Federal Reserve Bank President Gary Stern noted that the decline in energy prices has slowed the inflation outlook, allowing the Fed “to be patient” on whether to boost interest rates. Economic weakness at home and abroad, a stronger dollar, and a decline in oil prices is bringing hope to Wall Street investors that the Fed will refrain from raising interest rates this year.

The press of business continues to prevent us from contributing as much as we’d like. Sorry to those that may have been waiting for the latest. As most of you hopefully know by now we are completely relocated to our new offices at:

831 S. Garfield in Traverse City across from Ethan Allen. Our interior build-out resulted in much improved space, conference rooms, agent stations & offices, plus more & all brand new, top-of-the-line. Always more to do & hopefully we’ll complete that soon.
As with most transitions & business expansions come delays & unforeseen issues but overall it went well & we are open for business, new & improved.
During our build-out period I was fortunate enough to list some amazing recreation-type properties, plus riverfront parcels w/ cabins on them & more. My specialty continues to be vacant, recreational-style properties & I especially enjoy the opportunity to familiarize myself with each.

Over the past month or so I’ve listed two 40 acre Boardman River parcels a 300 acre parcel & others. My travels have produced some breathtaking photos that I’ve attached & outdoor experiences that I hope to have again soon.

On the 300 acre parcel near Kalkaska I was able to observe & photograph an 8-point Buck in full velvet from up close. While walking a portion of the property I woke him up from an afternoon rest in the cool shade of a young hardwood thicket. He just stood there & stared back at me long enough to allow me the attached shot. What a great day & the second decent Buck I’ve seen here only this one stuck around long enough & close enough to get to know a little better.
How about those wild Blueberries this year? On a 200 acre parcel north of Lake City that we have listed I was able to pick within 20 minutes a nice amount of wild blues. Tasty, tasty & enough to share even! The size of them & the amount were amazing this year. I’ve never seen them so thick & so big.
What a great summer & looking forward to a great fall season. Later this week I hope to list another Boardman river property as well as some creek front acreage. I’ll be sure to bring the camera along in hopes of sneaking up again on the local inhabitants & taking advantage of our stunning northern Michigan landscape. Until then….

Despite the current credit crunch and market turbulence, investment in U.S. housing is a good bet as long as investors and developers consider the increasingly complex environment, writes Richard Hanson, in a Summer 2008 Real Estate Issues article published by The Counselors of Real Estate. Factors he notes to consider include changing housing demographics that favor dense urban living, rising energy costs and declining supplies, and the cost and availability of food. The article charts U.S. home prices over the past two decades and the increasing need for housing, and speaks to the impact of employment, interest rates, and energy supply along with other factors that can help both developers and foreign investors understand that the perception of weakened U.S. residential real estate markets may be more psychological than technically true. Increase in Foreign Tourism in U.S. Can Mean Business
|
The weaker U.S. dollar has been a boon to the American tourism sector. According to the U.S. Commerce Dept., 4.7 million international visitors traveled to the U.S. in March 2008, up 19% from March 2007. Visitation from overseas markets has grown for 11 consecutive months, with visitors spending a record $11.4 billion during the month, up 20% from the same month the previous year, according to commerce data. NAR’s new 2008 Profile of International Home buying Activity reports that the majority of foreign buyers (55%), purchased a U.S. home to use as a vacation venue for family and friends (up 8% from the 2007 study). REALTORS® working in markets attracting foreign tourists should look to these visitors as potential buyers. Consider advertising in places to target these visitors, e.g., hotel visitor guides. Partner with area tourist services to offer an free service or upgrade in exchange for an afternoon property tour, designed specifically to appeal to foreign buyers. Learn more about what these buyers are seeking in the NAR study, including barriers to purchasing property. Current U.S. immigration laws prohibit stays beyond six months for foreign visitors. To best serve these clients, know the U.S. visa policies.
